The end of April 2015 shows steady growth for the Florida housing market. Florida Realtorsrecently released their latest data on the industry, which noted more new listings, higher median prices and increased sales at the end of last month. Here locally,John R. Wood Properties, serving both the islands of Sanibel and Captiva and the city of Fort Myers, continues to experience this growth for their clients in the Southwest Florida region.
Across the sunshine state, numbers continue to increase, which is great news for homeowners wanting to sell. It also happens to be good news for buyers whose investments will maintain their value in the increasing market. Last month, there were 25,206 closed sales of existing single-family homes, 17.9% more than the same month a year prior. Also compared to a year ago, last month’s existing single-family home sales prices were up 11.4%. Townhouse-condo property sale prices went up 10.3%.
Accompanying the housing market growth, individuals view real estate as a sound investment. In fact, Americans recently voted real estate as the number one best long-term investment, beating out stocks and mutual funds. The resorts and restaurants of Sanibel & Captiva all have wonderful events and Easter suppers planned. Sundial Resort, Casa Ybel, Tween Waters, and Traditions at the historic Island Inn all have spectacular feasts in store. Captiva Cruises has planned its annual Easter Egg Hunt and Dolphin Cruise – taking youngsters and their families on a cruise across the bay to Picnic Island were an Easter egg hunt will take place. Spring is here! Easter on Sanibel and Captiva is such a special time, celebrating the risen Lord and all the hope and promise that He brings. The season is winding down and many of our winter friends will soon be shuttering their homes to head back up north. That doesn’t mean the real estate season is winding down though. This year it has been hot, hot, hot. The most surprising is homes over $1,000,000 have seen a 25% increase in sales with those luxury properties finding new owners quicker and quicker. Right now, inventory on the islands is very low with only 190 homes and 148 condos on the market. This winter season, 110 homes have sold on the islands for an average sale price just over $1,000,000 and 76 condos with an average sale price of $721,000. Prices continue to rise at a steady pace, though they are doing so at a more reasonable pace. The last three years have seen the “deals” disappear in SW Florida as we are again on firm footing moving forward. Tourism numbers on Sanibel and Captiva have exploded and rental income condos and property on the island remain a great investment with a ROI exceeding many other investment opportunities.
April and May are the prettiest months of all here with the water turning a turquoise blue-green that takes your breath away, porpoises jumping and showing off for each passing boat, the birds and wildlife romancing each other and the plants and flowers arrayed in their spring colors. Spring is here! Easter on Sanibel and Captiva is such a special time, celebrating the risen Lord and all the hope and promise that He brings. We love to talk about our gorgeous beaches, incredible water and nature refuges here but I’m not sure people know about our wonderful places of worship here on the islands. The beautiful St. Isabel’s Catholic Church, St Michael’s, Sanibel Congregational United Church of Christ, a new Baptist Church, Bat Yam Temple of the Islands, the very popular Sanibel Community Church and the 113 year old historic Captiva Chapel by the Sea, just to name a few. We have sunrise services on the beach on Easter morning and it is a moving experience to worship and sing as you see the sun rising over the islands.
I am a true Florida native and proud of my heritage growing up in South Florida on an 80 acre cattle ranch only two hours from Sanibel. Since the early 1960s, my family loved to spend our free time on Sanibel and Captiva, so I pretty much grew up here. After living and working all over South and Central Florida, my husband and I were thrilled to be able to move home to Sanibel Island.READ MORE
