It’s March! This is THE crunch time for our winter season. I am so late with this blog! The island is bursting at the seams with visitors escaping the winter storms and off-island guests who “day trip” to our island to sightsee, beach it, find a shell, see a porpoise or manatee, and enjoy our great restaurants. Lots of folks are purchasing their own piece of the island and I am even busy selling just off island in south Fort Myers. There are some gorgeous home and condo communities just off island and you can usually get much more for your money. It is still warm, still beautiful and just 5-15 minutes to Sanibel! So, let’s see what our market is doing this past month on Sanibel- Captiva Islands: 56 sold or pending home listings and 34 condos sold or pending between Feb 1 & the first week of March; prices are holding steady with listings getting around 93% of their listing price. New listings are coming on the market each day but not enough to keep up with those being sold. We only have a total of 200 homes on the market today and only 154 condos on both islands combined. There are 3500 condos on the islands, so as you can see,inventory is very tight. Things that are priced right - which is going up rapidly - are selling within 30 days. If you are waiting for later, there may not be much choice left. Dave Owens, as of 1031 Tax Free Strategies, gave a great talk to my office this morning about Self Directed IRAs and 1031 Exchanges and their incredible advantages for those who like to invest in real estate. I was so impressed. Our broker used a couple of examples of current listings and the return on investment which was amazing.
In the meantime, we are experiencing sunny, blue skies and 80 degree temperatures in SW Florida. It is tough but someone has to do it. The weather brings us a great opportunity for biking through Ding Darling Wildlife Refuge, or enjoying the beach and maybe a cocktail at the pool bar at West Wind Inn. Community events like the Sanibel Shell Festival and charity events like the SanCap Cares fundraiser the Golisano Children’s Hospital make it hard to keep track of your social calendar here! The Sanibel Farmers Market is a must on Sunday mornings after church where you will find the best and freshest produce, preserves, and baked goods, along with lots of other items. This month, the evening’s entertainment includes a production of Godspell (flashback to my youth) at the Herb Strauss Theater where I am chairman of the theater committee and then a bite at Il Cielo, one of the classiest places here in our Sanibel paradise. Easter will be here in another month, springtime and soon we will say good bye to our winter residents who reluctantly leave their Sanibel-Captiva paradise palaces and head up to northern homes. I am a true Florida native and proud of my heritage growing up in South Florida on an 80 acre cattle ranch only two hours from Sanibel. Since the early 1960s, my family loved to spend our free time on Sanibel and Captiva, so I pretty much grew up here.
